As part of its continuous ESG (Environmental, Social, and Governance) initiative to utilize industry leading best practices to increase the building’s performance while reducing its environmental footprint, 1004 Middlegate sought to transition from energy-consuming fluorescent and HID lighting systems to more sustainable LED solution. As part of the project, the common areas of the building were considered including the main lobby, ground floor corridors, and the exterior parking areas.

Robertson Electric and Kacel Electric selected RENO Lighting’s products as the ideal replacements:

COMMERCIAL DOWNLIGHTS

The Multi Power (18W / 27W / 36W) 8” light was chosen as the replacement to existing high-ceiling recessed metal halide pot lights.



SHOEBOX AREA LIGHTS

The ARIES Multi Power (100W/120W/135W/150W) was selected as the one-for-one replacement for pre-existing metal halide pole fixtures.


LED T8s

The 14W/2,200 lm (4-foot) and 12W/1,600 lm (3-foot) models replaced the traditional 2-lamp fluorescents.

THE RESULTS

1004 Middlegate is now a better-lit property, boasting a more inviting space in the interior lobby and corridor areas, while drastically increasing the safety and night-time visibility around its outdoor perimeter and parking zones. The project resulted in an energy savings of 297,195 kWh/year, translating to 76% energy savings annually. The customer also obtained an approximate of $39,968 in incentives. Combined, the return on investment for this project is only six months!
